Parking Location and Design Standards

The City of Charlotte UDO provides specific design regulations for surface parking and driveways within the N1-A Neighborhood 1 Zoning District to maintain neighborhood character [Section 19.6.A.1].

Residential Driveways and Pads

  • Single-Family Dwellings: Parking must be located on a driveway, an improved surface parking pad, or within a garage. Notably, the City of Charlotte permits the use of gravel for single-family residential surfaces in this district [Section 19.6.A.1.a.i].
  • Driveway Width: For duplex, triplex, and quadraplex dwellings on individual lots in developments under two acres, the cumulative maximum width of driveways is limited to 50% of the lot width [Table 19-3.1].
  • Setback Prohibitions: Parking areas (other than individual driveways) are strictly prohibited within the established front and corner side setbacks of the N1-A Neighborhood 1 Zoning District. This prohibition does not apply to single-family dwellings on individual lots [Section 19.6.A.1.iii.E].
  • Garage Setbacks: Garages for individual units must be set back a minimum of 20 feet from the right-of-way, back of sidewalk, or back of a shared-use path, or the required zoning district setback, whichever is greater [Section 19.6.A.1.iii.D].

Commercial Parking Location

For nonresidential and mixed-use developments in the N1-A Neighborhood 1 Zoning District, all surface parking lots are prohibited in the established setback along a primary frontage [Section 19.6.A.1.b.i]. However, on arterial streets and parkways, one double row of parking may be located in the established setback provided it remains outside of the required minimum setback [Section 19.6.A.1.b.i.C].

Parking Flexibilities and Reductions

The City of Charlotte allows for certain reductions in the minimum required parking for the N1-A Neighborhood 1 Zoning District:

  • On-Street Parking: Existing or new on-street parking spaces abutting the property may be counted toward the minimum off-street requirement [Section 19.2.D.1].
  • Public Parking: A 20% reduction in required spaces may be granted if the development site is located within 1,000 feet walking distance of a public parking facility [Section 19.2.D.2].
  • Tree Preservation: To avoid the removal of significant trees, the Zoning Administrator may authorize up to a 25% reduction in the total number of required minimum spaces [Section 19.2.D.3].
