Critical Use Restrictions

  1. Multi-Dwelling Developments: Within the Neighborhood 1 Zoning Districts (including N1-E), multi-dwelling developments are exclusively allowed when developed as a "Cottage Court Residential Development" [Section 15.4.HHH.6].
  2. Quadraplex Dwellings: These are only permitted on arterial streets. Furthermore, at least one unit must be set aside for households earning 80% Area Median Income (AMI) or less for a minimum 15-year period [Section 15.4.GG.3].
  3. Neighborhood Commercial Establishments: These uses are permitted only within existing structures that were nonresidential in their original construction or current use as of June 1, 2023. These structures cannot be expanded [Section 15.4.III.1].

  • Vehicle Fueling and Repair Facilities
  • Commercial Parking Lots or Structures (as a principal use)
