N1-E: Neighborhood 1 Zoning District - City of Charlotte
The Neighborhood 1 District (N1-E) in the City of Charlotte is designed to accommodate residential development with a focus on small-lot patterns, requiring a minimum lot area of 3,000 square feet. This district permits single-family, duplex, and triplex dwellings on all lots, while quadraplex dwellings are restricted to arterial streets and must provide at least one affordable housing unit. Higher-intensity residential forms, such as multi-family attached or stacked developments, are generally prohibited within the City of Charlotte N1-E designation, except when developed as a cottage court.

The City of Charlotte Unified Development Ordinance utilizes a "Global Use Matrix" to identify permitted activities. Uses are classified as Permitted by-right (X), Permitted with Prescribed Conditions (PC), or requiring Conditional Zoning (C) [Section 15.2].
