Authorized Zoning Districts

The City of Charlotte Unified Development Ordinance (UDO) categorizes these uses into three distinct types: Vehicle Fueling Facilities, Vehicle Repair Facility: Minor (general maintenance), and Vehicle Repair Facility: Major (body work and reconditioning).

Prescribed Conditions and Operational Standards

The City of Charlotte imposes specific requirements on these facilities to ensure they are compatible with the surrounding urban environment.

Vehicle Fueling Facilities

  • Canopy Setbacks: Fueling canopies may be located within required build-to zones but must be set back a minimum of 15 feet from any required frontage setback line [Section 15.4.EEEE.1].
  • Stacking Requirements: All facilities must provide four stacking spaces per service island [Section 15.4.EEEE.1].
  • Campus Restrictions: When located in the City of Charlotte IC-1 or IC-2 districts, these facilities are restricted to fueling fleet vehicles associated with the campus and cannot include retail components [Section 15.4.EEEE.1].

Vehicle Repair (Major and Minor)

  • Enclosure: All repair activities in the City of Charlotte must be conducted indoors. The storage of all merchandise, auto parts, and supplies must be contained within an enclosed structure [Section 15.4.GGGG and 15.4.HHHH].
  • Storage Limits: For Major Repair facilities, vehicles may not be stored on-site for more than 90 days. This does not apply to vehicles currently under an active, written repair order [Section 15.4.GGGG].
  • Public Rights-of-Way: No repair work or vehicle storage (including employee or customer vehicles) is permitted on any public or network-required private street [Section 15.4.GGGG].

Screening and Landscaping

The City of Charlotte requires a Class C landscape yard along interior side and rear lot lines for repair facilities. This requirement is waived only if the side or rear lot abuts a Manufacturing and Logistics Place Type [Section 15.4.GGGG and 15.4.HHHH].

Off-Street Parking Requirements

Parking requirements for these uses are determined by the "Tier" assigned to the specific City of Charlotte zoning district.
