Charlotte Accessory Structure and Detached Garage Setback Requirements

Size and Location Exceptions

Large Single-Family Lots

On a City of Charlotte single-family detached lot where the principal dwelling is set back at least 150 feet from the right-of-way, an accessory structure may be placed in the front yard. In this case, the accessory structure itself must be at least 50 feet from the right-of-way and must adhere to the standard side setbacks for that specific zoning district [Section 17.1.E.1.c].

Through Lots

On a through lot (a lot with frontage on two parallel streets), the City of Charlotte allows accessory structures to be located in the established side setback or in the established front setback, provided they are placed between the rear of the principal building and the street [Section 17.1.E.1.d].

Maximum Size Limits

For City of Charlotte residential uses, the total cumulative square footage of all accessory structures on a single lot (excluding Accessory Dwelling Units) cannot exceed the total heated square footage of the first floor of the principal structure. This calculation does not include structures open to the sky, such as swimming pools or tennis courts [Section 17.1.F].
