Building Height Measurement and Calculation in the City of Charlotte

Calculating Average Grade
The "average grade" used as the base for height calculations is determined using one of two methods:
- Corner Measurement: Measuring the grade at the outermost corners of each elevation of the structure and calculating the average [Article 2].
- Interval Measurement: Measuring the grade at intervals of five feet or less around the perimeter of the structure and calculating the average [Article 2].
Elements Excluded from Height Calculations
The following structures are considered integral to the operation of a building and are not included when calculating the total building height in the City of Charlotte:
- Chimneys, smokestacks, and mechanical stacks.
- Cooling towers, water towers, and elevator houses.
- Firewalls and skylights.
- Roof structures used for tanks, heating, ventilation, and air-conditioning (HVAC) equipment.
- Screening devices used to hide rooftop equipment, provided they are no more than five feet in height [Article 2].
Parapet Wall Regulations
Parapet walls receive specific treatment based on their height. If a parapet wall is five feet in height or less, it is excluded from the maximum building height calculation. However, if a parapet wall exceeds five feet in height, the entire height of the wall is included in the building height calculation [Article 2].

Height Transitions Near Neighborhood 1 Place Types
To protect the character of established residential areas, the City of Charlotte Unified Development Ordinance requires height transitions for any structure (except those in Neighborhood 1 districts) located within 200 feet of the lot line of residential uses or vacant land in a Neighborhood 1 Place Type.

Special Calculations for Duplexes and Triplexes
In Neighborhood 1 Zoning Districts, the City of Charlotte applies specific sidewall and height plane regulations to duplex and triplex buildings.
Maximum Sidewall Height
The sidewall height for all duplex and triplex buildings is generally limited to 20 feet. This height is measured from the finished floor elevation at the ground floor to the eave (or the bottom of the finished roof plane if no eave is present). This height may be increased if the average height of the facing sidewalls of the two closest dwellings on the same blockface exceeds 20 feet [Section 4.3.D.1].
Building Height Plane
All duplex and triplex buildings must also comply with a 45-degree building height plane. This plane allows for one additional foot of height for every one additional foot of distance the portion of the building is located from the required minimum side setback. While this allows for increased height toward the center of the building, the structure may not exceed the overall maximum building height of the zoning district [Section 4.3.D.2].
