The N1-C Neighborhood 1 Zoning District in the City of Charlotte is designed for residential development on lots of 6,000 square feet or greater, primarily supporting single-family, duplex, and triplex dwellings. Allowed Residential Uses

In the N1-C Neighborhood 1 Zoning District, residential use is the primary focus. Development is governed by specific "by-right" permissions (X) or "prescribed conditions" (PC) that must be met for approval [Section 15.2].

Limited Commercial Uses (Neighborhood Commercial Establishments)

Commercial activities are not generally permitted in the N1-C Neighborhood 1 Zoning District unless they qualify as a "Neighborhood Commercial Establishment." These are restricted to existing nonresidential structures or new corner-lot buildings that do not exceed 9,000 square feet [Section 15.4.III].

  • Permitted Commercial Types (PC): Animal Care Facility (no outdoor component), Art Gallery, Arts or Fitness Studio, Medical/Dental Office, Office, Personal Service Establishment, and Specialty Food Service [Table 15-1].
  • Restaurant/Bar and Retail Goods: Permitted within these establishments, provided that the sale of alcohol is prohibited within the N1-C Neighborhood 1 Zoning District [Section 15.4.III.5].

Prohibited Uses

Any use not explicitly marked with an "X," "PC," or "C" in the N1-C column of the Use Matrix is prohibited in the City of Charlotte [Section 15.1.C]. Major prohibited categories include:

  • Industrial: Heavy manufacturing, chemical storage, crematoriums, and junk yards [Table 15-1].
  • Commercial: Adult uses, car washes, vehicle dealerships, nightclubs, hotels/motels, and self-storage facilities [Table 15-1].
  • Transportation: Truck stops, passenger terminals, and vehicle repair facilities (Major or Minor) [Table 15-1].
