Residential structures in the Arlington County RA14-26 district generally require a front setback of 25 feet from the street right-of-way or 50 feet from the street centerline, whichever is greater. Side and rear setbacks for multiple-family buildings start at a base of 10 feet, increasing by one foot for every 2.5 feet of building height exceeding 25 feet. Multiple-Family and Other Residential Structures

One-family detached dwellings and two-family dwellings (duplexes/semidetached) permitted in the RA14-26 district follow specific placement standards [§3.2.6]:

While they generally follow the residential standards above, the Arlington County Board has the discretion to approve variations in setbacks, yards, and coverage to achieve a design appropriate for the specific project [§12.3.4.C].

Large-Scale Housing Projects

For projects in the RA14-26 district with a site area of five acres or more, the County Board may approve site plans that increase building height up to 60 feet or six stories. In such cases, these dwellings must be located no closer than 150 feet to any boundary line of the site [§6.2.3.D.1].

Permitted Encroachments

Arlington County allows certain architectural features to project into the required setbacks for the RA14-26 district, including [§3.2.6.A.3]:
