Parking Requirements for Single-Family Dwellings
Minimum Parking Spaces Required
For Single-Family Dwelling Units (typically located in RS zoning districts), the zoning code requires a minimum of 2 covered spaces per unit. These required spaces must be located within a garage or a carport [Section 17.46.040].
Additional Parking Allowances
For residential uses, there is generally no limit on the maximum amount of additional parking that can be provided. However, if the project is located within 1/4 mile of a light-rail station or within the Central District Transit-Oriented Area, it must comply with specific transit-oriented development parking maximums [Section 17.46.040].
Parking Facility Setbacks Adjacent to RS Zoning
When parking facilities for other types of developments are constructed adjacent to an RS zoning district, specific setback buffers are required to minimize impacts on the residential area. These vary by Specific Plan area:
- Lamanda Park Specific Plan: Subterranean (underground) parking must be set back a minimum of 5 feet from RM/RS zoning [Section 17.38.090].
- South Fair Oaks Specific Plan: Both surface parking lots and subterranean parking structures must be set back a minimum of 5 feet from RM/RS zoning districts [Section 17.35.090].
